The city of Vienna has already announced a tougher approach towards homeowners who have not renovated their speculative homes despite being asked to do so. Now, for the first time, such a house has been placed under receivership in Brigittenau.

Mold on the walls, rubble on the floor, exposed pipes: the owners ignored the requests and carried out the most necessary maintenance work. Due to the dilapidated condition of the house at Salzachstrasse 46 in Vienna-Brigittenau, the owner no longer had the say there, the “Kronen Zeitung” (online edition) reported on Sunday.

The city obtained a court order that the house could be placed under receivership. Now the urgently needed work is to be paid for from the rents that are transferred to the receiver.

Tightening announced in November

“We want to signal that we do not accept the owners’ actions,” said Vienna Mayor Michael Ludwig (SPÖ) to journalists when the tightening of the procedure was publicly announced in November.

Tougher action is being taken against people who want to force tenants out of their houses in order to then rent out the apartments at a higher price. There have already been replacement measures if owners have violated their obligation to maintain property.

A total of twelve objects in sight

There are twelve objects in the sights. Initially, applications for the implementation of necessary conservation measures in accordance with paragraph six of the Tenancy Law (MRG) were submitted to court or to the arbitration board for four of them. Every community has this opportunity. However, this has never been used in Vienna before.
